1.Scope of these terms

These terms govern your use of the ArisFlex website and the flat-fee listing service offered through it. They are an agreement between you and Aris Homes LLC, a licensed Washington real estate brokerage, which operates ArisFlex as a trade name.

They do not replace the listing agreement and disclosures you sign before your property is entered into the NWMLS. Those documents govern the brokerage relationship itself, and where they conflict with these terms, those documents control.

2.The brokerage relationship

Aris Homes LLC is a licensed Washington real estate brokerage. When you list through ArisFlex, a licensed broker reviews your listing package and enters it into the Northwest Multiple Listing Service. NWMLS requires broker entry by the next calendar day after signing, weekends included.

The scope of what the broker does and does not do on your behalf is set out in the listing agreement you sign — read it before you sign it. Buyer-brokerage compensation is separate from our flat fee, is negotiable, and is set by you.

3.Fees and payment

Our fee is a flat fee, published in full on the pricing page, and it is charged when you complete checkout. There is no listing commission.

The MLS Listing tier is $599. Listed + Supported is $1,499. Concierge is $2,499 plus 0.75% of the sale price invoiced at closing, subject to a $4,000 minimum across both payments. Optional photography arranged through our partner is billed to you directly by that partner and is not charged at checkout.

Cancel any time before your listing goes live on the NWMLS and the fee is refunded in full. Once the listing is active, the fee is non-refundable.

4.Seller responsibilities

You must have the legal right to sell the property and the authority to enter it into the NWMLS. You are responsible for the accuracy of everything you submit, including the Form 1 answers, the price, the photographs, and the seller disclosure statement required by Washington law.

You must keep your listing current — including price, status, and availability — by submitting change requests, and you must respond to broker requests for information needed to keep the listing compliant with NWMLS rules.

5.Listing content and accuracy

You keep ownership of the photographs and text you upload, and you grant us and the NWMLS the licence needed to publish and distribute them for the purpose of marketing your property. You confirm you have the right to grant that licence — photographs taken by a professional photographer are commonly licensed to you rather than owned by you, and it is your responsibility to confirm the licence permits MLS publication.

Listing content must comply with fair housing law: it must describe the property, not the people who might buy it. We may correct or decline content that would breach NWMLS rules or fair housing law.

6.Limitations of liability

We provide the listing service with reasonable care, but we do not guarantee that your property will sell, that it will sell at any particular price, or that any portal will display your listing in any particular way. Syndication partners control their own sites and their own refresh schedules.

To the extent the law allows, our total liability to you for any claim connected with the service is limited to the fees you paid us for the listing in question. Nothing in these terms limits liability that cannot lawfully be limited, including liability arising from a broker's professional duties under Washington law.

7.Governing law

These terms are governed by the law of the State of Washington, without regard to its conflict-of-law rules. The service is offered only for properties located in Washington State.

Any dispute arising from these terms or from the service will be brought in the state or federal courts located in King County, Washington, and you and we each consent to that jurisdiction.
