Flat-fee listing FAQ

The things sellers ask first.

Straight answers about listing, pricing, showings, and the NWMLS.

What does the flat fee include?

Every tier includes NWMLS entry by a licensed broker and syndication to Zillow, Redfin, and Realtor.com, with featured placement on Aris360, up to 40 photos, Form 17 and the required Washington disclosures, and a listing that stays live until your listing agreement expires. MLS Listing at $599 covers that. Listed + Supported at $1,499 adds professional photography, a yard sign, lockbox, and showing scheduling. Concierge at $2,499 plus 0.75% at closing adds a broker pricing session, offer review, negotiation support, and transaction coordination.

Do I still pay the buyer's agent?

That is yours to decide. The listing agreement gives you three options: offer a specific amount to the buyer's brokerage, invite the buyer to request compensation in their offer, or decline to offer any. Buyer-brokerage compensation is negotiable and optional. What ArisFlex removes is the listing commission.

How quickly does my listing go live?

NWMLS requires the broker to enter a listing by the next calendar day after signing, and that holds seven days a week — a Friday or Saturday signing is entered over the weekend. You e-sign and pay, a licensed broker reviews your package and hand-keys it in, and syndication follows from there.

How long does my listing stay live?

For the full term of your listing agreement. It stays on the NWMLS until that term expires, or until you tell us you want it to end.

Who is the broker?

ArisFlex is a brand of Aris Homes LLC, a licensed Washington real estate brokerage. The designated broker is George Apostolou, and listings are recorded under Seth Radue.

Can I change the price after it is live?

Yes. A price or status change is a signed amendment that routes back to the broker queue, and NWMLS rules govern how prices may move.

What if I decide I want a full-service agent?

You can switch at any point. Every dollar of flat fee you have already paid is credited against that commission at closing, when the home sells.

What is the NWMLS?

The Northwest Multiple Listing Service — the database Washington brokers use to share listings with each other and with the portals. Zillow, Redfin, and Realtor.com syndicate from it. Your listing enters the same NWMLS feed a traditional listing uses; there is no separate tier for flat-fee listings.

Can I cancel my listing?

You can request cancellation at any time and the broker will withdraw the listing, subject to NWMLS rules on cancel-and-relist timing. Cancel any time before your listing goes live on the NWMLS and the fee is refunded in full. Once the listing is active, the fee is non-refundable. We state that before you pay, not after.

How do showings work?

You set the showing instructions in the wizard — how buyers and their agents reach you and when the home is available. Buyers' agents contact you directly, following those instructions.

What does limited-service mean?

It means you get the parts of a listing that require a licensed broker, and you handle the parts that do not. A licensed Washington broker reviews your package, enters your listing into the NWMLS, and keeps it compliant with NWMLS rules for the length of the term. You set the price, write the remarks, supply the photographs, hold your own showings, and speak to buyers and their brokers directly. Offer review and negotiation support are available on the Concierge tier. The listing agreement you sign sets out exactly which duties the broker takes on — read it before you sign it.

Is my home too expensive for a flat fee?

The opposite. The fee is flat, so the more your home is worth, the more equity you keep. On a $1.5 million home, a 3% listing commission would be $45,000; the flat fee starts at $599.
